We did it!
In yet another raucous annual meeting held during severe winter weather on December 29, 2025, our group presented a very strong, united show of force, but also a strong sense of positive energy.
After a significant back and forth exchange between our members and the current Board of Directors, an election was held for an open board seat, and our candidate was elected. We will be represented during the next board term!
Additionally, following this meeting, there are many reasons to believe that our developer is interested in working together to navigate the path forward. Significant positive ideas were exchanged and recommendations made to the developer. He showed a genuine interest in engaging our members to give and take recommendations and work toward better outcomes for the future.

Who We Are
Welcome to FixSunriseCove.com. We are a group of concerned Sunrise Cove owners that are looking to add transparency to the operations of Sunrise Cove, with the goal of creating a full understanding of the operations of the Association, and better outcomes for its dues paying members.
Sunrise Cove operates under Iowa Law as a non-profit organization, and is subject to Iowa regulations that govern Non Profit entities, as well as the Iowa Code 557A, which is referred to as the “Timeshare Act”.
Unfortunately for far too long the Association has been operated by its Board Members with a lack of transparency, dating back to the purchase by its current owner, and until and beyond its most recent annual meeting, held during a severe Winter snow and ice storm in December 2024. This lack of transparency has made identifying solutions to the declining condition of the resort and its amenities difficult. We would hope that with clarity of the operations of the Association and resort, we can better work with management and the Association Board to make improvements.
During that meeting, several very basic questions were asked to the Board President, Dale Goodman. He also happens to be President of the Management Firm (Goodmanagement), which the Association pays a very significant annual management fee to ($152,148 in 2024).
Mr. Goodman’s inability to answer basic questions at that annual meeting was mind blowing, and almost became comical as the meeting played out.
There were also several questions asked to Mr. Michael Hoeppner, who conducts business for the Association under the title of “Developer”, under the business entity of Iowa Resort Holdings, LLC.
Mr. Hoeppner ultimately left the meeting before its conclusion, under the guise of going to look at a refrigerator, leaving the owners with the impression that he was unwilling to answer their questions.
Additionally, it appears that other board members are not privy to the business being conducted by the Association and management company, as they were unable to speak to any specifics of the operations of the association at all.
The board’s failure to address several owner concerns during and after the meeting led us to creating this site to organize as concerned owners.
Background
This group has spent significant time and resources attempting to have several basic questions answered.
While there are many questions that we have asked with no response, there are some very basic questions that remain unanswered as well, such as
- What service is the management company providing for the annual payment of over $150,000?
- What do we need to do to get the Board to operate under the terms set forth in its governing documents?
- What is the commitment from the developer to fulfill its original commitments when the units were originally sold?
- What is the long term vision of the Board for the operations of Sunrise Cove?
- What is the Board’s commitment to transparency and ethics?
